Sealcoating
Over time, neglected asphalt can begin to deteriorate and develop damage, slowly becoming a hazard if left untreated. Sealcoating is a cost-effective way of extending the life of asphalt surfaces from everyday wear and tear. It is a thin liquid sealant added over a paved surface to serve as a strong protective barrier that helps slow down deterioration.
Asphalt is up against many different damaging factors:
Constantly changing weather—UV sun rays, rain, and snow
Heavy vehicles on the road
De-icing agents and chemical fluids
Sealcoating won’t fix any existing asphalt damage, such as cracks, but it does help to delay that kind of damage from forming too quickly overtime. Because the two main sources of asphalt cracking are sun exposure and water penetration, and because of this it is recommended that a fresh coat of sealer be applied to your asphalt every two to three years.
